Preparing Your Home to Sell

Selling your home starts well before the listing goes live. Thoughtful preparation, the right pricing strategy, and professional marketing can make a meaningful difference in how buyers respond to your home. I’ll help you focus on the improvements that matter most, avoid unnecessary expenses, and prepare your property to make the best possible first impression.

Walk-Through & Pricing

We’ll walk through your home together, room by room, to identify improvements worth making and those you can skip. I’ll also prepare a detailed market analysis of comparable homes and current market conditions to help establish a competitive listing price.

Pricing your home correctly from the beginning is one of the most important factors in a successful sale. A competitive price helps attract buyers, generate showings, and create opportunities for stronger offers. When a home sits on the market too long, buyers may begin to question its value, often leading to price reductions and a lower final sale price.

Declutter & Depersonalize

Buyers want to picture their own belongings in your home. Pack away family photos, collections, and extra décor, and consider moving boxes, extra furniture, and seasonal items into storage or keeping them neatly organized in the garage. Thinning out closets can also help them appear more spacious.

Room-by-Room Tips

Kitchen: Clear the counters, clean appliances inside and out, and remove magnets and notes from the refrigerator.

Bathrooms: Put away toiletries and add fresh white towels for a clean, simple look.

Bedrooms: Keep them calm and uncluttered, with neutral bedding and neatly arranged pillows.

Laundry Room: Tidy shelves and use baskets or bins to organize everyday items.

Light & Bright

Replace any burned-out bulbs, including those in lamps, outdoor fixtures, and pool lights. Have the windows cleaned, and open the blinds for photos and showings to let in natural light.

Clean & Fresh

A thorough cleaning makes a big difference. Have carpets professionally cleaned if needed, address odors at the source, and consider a cleaning service while your home is on the market. Avoid strong air fresheners, scented candles, or heavily fragranced sprays. Buyers may wonder whether a strong scent is covering up an odor, so a clean home with a neutral smell is best. If you have pets, plan for them to be out during showings and put away bowls, beds, and litter boxes for photos.

Repairs & Paint

Take care of small repairs like leaky faucets, nail holes, and worn air filters. Touch up paint where needed, and consider neutral colors in rooms with bold walls.

Outdoor Spaces

Your yard is part of the first impression. Pull weeds, tidy the landscaping, trim overgrown plants, and make sure the pool is sparkling clean. Keep patios, walkways, and the entryway clean and welcoming.

Staging

Some homes benefit from simple adjustments to furniture and décor, while others may benefit from professional staging. We’ll discuss what makes sense for your home during our walk-through.

How I’ll Market Your Home

Every home deserves a thoughtful marketing plan that highlights its best features and reaches prospective buyers. I’ll develop a strategy tailored to your property, including:

  • Professional photography and high-quality property video

  • Social media promotion and targeted advertising

  • A dedicated website showcasing your property

  • Email marketing to local real estate agents

  • A detailed MLS listing distributed to major real estate websites, including Zillow and Redfin

  • Open houses and private showings

Before your home goes on the market, we’ll review the marketing plan together so you’ll know exactly how your property will be presented and promoted.

Photo Day & Showings

We’ll schedule photography once your home is ready, allowing time to prepare before the listing goes live. On photo day and before showings, turn on the lights, open the blinds, straighten up each room, and secure any valuables.

Preparing your home for sale takes some effort, but you won’t have to figure everything out on your own. I’ll help you prioritize what needs attention, coordinate the next steps, and guide you through the selling process from preparation to closing.
